If you want a touch of luxury to your stay in Fernie, then this is the place to stay. This modern family home will make the perfect place to enjoy all Fernie has to offer. There are two bedrooms, two full bathrooms, laundry room, large living area, and to top it off a massive wrap around deck with an indoor/outdoor fireplace, furniture and stunning mountain range views. There is also plenty of parking, so get your family and friends together and stay here!

The space

This home is perfect for any large family or friends group. With modern decor throughout, comfortable furnishings, and views that will take your breath away, this home is a must stay when in Fernie.

OUTDOOR
You can park in front of the first two big windows and the front door. Please do not park in front of the garages.

ENTRANCE
As you walk into house you arrive into a large light filled lobby area where you can store your coats and shoes. There is a flight of wooden stairs up to the main living area. There is a baby gate in case you are bringing your little ones.

MAIN LIVING AREA
As you walk up the stairs you will be greeted by an abundance of natural light through the long wall of large windows. To say the scenery is stunning is an understatement! You can enjoy the views from inside cuddled up on the sofa, or from the large dinning table, or even from outside on the comfy outdoor furniture. The main living area has a large family sized wooden dinning table, comfortable sofas, wall mounted TV, wood burning fireplace, and fully equipped kitchen. Off the main living area are the bedrooms, bathroom, laundry room, and access to the deck.

MASTER BEDROOM
This large bedroom wit has a walk in closet, huge ensuite, and direct access to the wrap around deck, so, you'll be relaxed in no time at all! The ensuite has a stand alone tub and a separate steam shower, both perfect for relaxing in after a busy day in Fernie. The King sized bed is dressed in hotel quality linens, and the cozy towels in the bathroom are a touch of luxury for your stay. There are also locally made body wash/shampoo and hand soap for your use.

MASSIVE DECK
The massive desk is the perfect place to gather in the winter or summer as the views are absolutely stunning. They will take your breathe away. There is a dining and seating area, plus an outdoor fireplace - please note the dining set is not useable during the winter. Wood is provided on the deck for your use: you really are spoiled here at Sunniva! You can access the back garden from the deck.

ADDITIONAL BEDROOM AND BATHROOM
Back inside and to the right of the kitchen area you will find another bathroom, again stocked with hotel quality towels and locally made hand soap and body wash/shampoo. There are also another bedroom with a queen bed and twin bunk.

LAUNDRY ROOM
The great sized laundry room has a washer and dryer for your use.

OTHER AIRBNB UNITS
Please be aware that we have other Airbnb units at our home. We have two separate studios above the garage, and when we are not at the property we rent out our home space too.

Guest access

You'll have exclusive access to the upstairs main house during your stay. Please note that there are also two additional studios above the garages, and the basement suite at our property which are rented out on Airbnb. Each listing has its own private entrance, with separate exterior entrances.

Each listing has designated parking spots in the shared driveway. Here you may encounter other guests as well as ourselves and our family. The backyard belongs to the main house section of the property and will be utilized by us, our children, and/or guests renting it.

Kindly note that guests do not have access to the garages.

All kids' amenities are available by request only, at an additional cost, and are subject to availability.

Please be advised that you will have to pay a $500 security deposit before receiving access instructions to the house. Your security deposit will be retained if you are found to be disturbing the neighbourhood.

Partying in the hot tub and disturbing the neighbours is strictly prohibited and will be grounds for retaining your security deposit!

House Rules

- Quiet time is from 10 pm - 7 am unless otherwise stated.
- No smoking or vaping on the deck, balconies, or inside the property.
- Please remove your outdoor shoes when entering the unit.
- No pets.
- No parties.
- Please remove your outdoor shoes when entering the unit.
- Sporting equipment can be stored under the stairs. Please be careful not to damage the walls.
- Due to the risk of bears, do not put garbage outside. Please use the bins provided or use local dumpsters.
- If you are staying here for work, please do not track mud or any work-related mess into the property. Furthermore, please do not bring work materials or supplies into the property. A minimum of $50/hr will be charged if the flooring is found to be coal/ dirt stained.
- Please be advised that there will be a minimum surcharge of $150 per bedroom if the laundry is stained beyond recovery and/or the unit is found excessively dirty.
- To help prevent staining, dark laundry sets are available. Please notify us when booking if you require dark laundry for your stay. Also, please note that any late requests for dark laundry may incur a change-over fee.

HOT TUB RULES
- Guests must shower before using the hot tub. To prevent hot tub foaming, please shower with your bathing suit to get rid of any laundry detergent residue.
- If the hot tub has a padlock, please refer to your check-in instructions for the code.
- No glass in or around the hot tub.
- Max usage time of 15-20 minutes.
- No overloading of the spa: one person per seat.
- No touching or removing filter parts or filter settings.
- Do not turn off all the jets, this will overload the pump and cause permanent damage.
- Do not add any chemicals or foreign objects into the spa.
- Do not remove the floating dispenser (if removed and water turns foul, guests will be fined for water change or heavy shock).
- If the hot tub or hot tub area has beer cans or glass breakages this will trigger a water change at your cost.
- No smoking of anything in the hot tub, and butts of any kind will trigger a proactive water change at your cost.
- The hot tub cover must be handled with care and closed after use.
- Do not sit on or put any weight on the cover when closed.
- Do not use soaps or oils in the hot tub.
- Please adhere to the 10 PM quiet time and be respectful of the neighbors. Noise travels far outside of the unit.
- Please use the pool towels provided, not the nice white ones.
- For your peace of mind, a local company cleans the hot tub and balances the chemicals during and between guest stays.

Please note, failure to comply with these rules may result in a minimum $200 fine, plus any additional costs incurred to repair the damage caused.

**Changing the temperature**

The easiest way to lower the temperature is to lower the set point. To do this, use the temperature arrow to the desired heat, and then open the cover for a few hours (leave shut if raising the temperature).

Please note, changing the filter cycles effectively puts the tub in an “away” mode. This means the tub can no longer clean itself effectively and may result in the water needing an urgent change. If these settings are changed the aforementioned fine will be issued. Our professional maintenance team checks the tub after each guest's stay.
